Alicante consolidates top ranking in property sales market

This is apparent as new estate agents are springing up all over the place almost like they used to before the crisis. During my recent venture into town, I spotted at least three or four new agencies that I hadn’t seen before.

And, it was only on Monday this week that I walked past Engel & Volkers and had to look twice because I couldn’t believe how busy it was inside the office.

So, the news that Alicante continues to celebrate its position at the top out of all the provinces in Spain for the number of property sales per thousand inhabitants does not surprise me in the slightest.

According to the Property Registry head office, Alicante is the most dynamic province in the whole of the country when it comes to buying and selling real estate at the moment.

Out of every 1,000 inhabitants living in the province of Alicante, there are 4,02 corresponding property sales – the highest ratio in Spain.

This latest report has revealed that during the third quarter of this year (July to Sept), a total of 92,786 operations took place across the whole of Spain, making this the best result out of the last ten consecutive quarters.

This is also a 6.42% rise on the number of transactions during the second quarter, and 16.6% up on the same period 12 month previously.

The regions that are completing the greatest number of operations continue to be Andalucía, Cataluña and the Valencia Region, and in terms of numbers, the highest ranking provinces are Madrid, Barcelona, Alicante, Malaga and Valencia.

On the other hand, property purchases made by foreign residents continue to rise too, which would also explain the hive of activity taking place in Alicante.

During the third quarter, purchases by foreign residents made up 13.5% of the total in Spain, almost 1% higher than the 12.8% between April and June.

The British have maintained their first position in the ranking of nationalities buying property in Spain, with 23.1% of the total, and in second place are the Scandinavians, who make up 10.5%.

However, if you take into consideration the number of purchases for every 100,000 inhabitants of a certain nationality, then, in actual fact, Sweden comes out on top with 8.4, and Norway is in second place, with 7.7.

It was also noted that the demand for property in Spain, and in Alicante in particular, by Swedish residents increased 10.2% in the third quarter of 2015 from the year before.
