Dear Hendrik, I would like to know how I can apply for NHG when I get a mortgage and whether the 245000 euros limit is for the asking or purchase price or for the loan amount (meaning could I buy an apartment of 265000 and borrow only 245000, put the difference from my savings and then still apply for NHG)?

Hello Henk,
My question is on Bouwdepot. We are really confused about it.
We are in process of buying a property and cost is 300k.
We have quoted 50k for the renovation and our appraisal report is 338k.
Bank has approved 38k for the Bouwdepot but we just came to know that difference of 12k ( 50-38) we have to submit to the Bouwdepot on the day of notice.
We find it little strange as we haven't come across any article which says that you have to pay the difference to the Bouwdepot.
Can you please clarify this.

Hi Chris,
I am a German citizen and I own two apartments in Rotterdam that I purchased without a mortgage.
Is it possible to apply for a loan from a Dutch bank (a general loan, not a mortgage) and pledge for the loan one of the apartments that I own? please consider that I am not registered in the Netherlands, and I do not have an income from the Netherlands (besides rent income).

Hello,

I am married but my wife does not want to sign a mortgage. We are not legally registered in Holland as married, as the municipality has refused to register our marriage as my wife's passport is in her old name.

Under these circumstances can I get a mortgage by myself?

Hi Chris,

Could I use the fact that my landlord did not get permission from her bank to lease the property to me as "leverage" while she is trying to get us out of the house so she can sell it?

Our landlord and her husband both work for a bank but oddly enough it appears they did not get permission to lease to us. She has a buy for the property waiting for us to move out and she has repeatedly rejected our counter offers for compensation. Now she has threatened to end our current lease contract and have us sign a new one with higher rent prices and other conditions. The current lease agreement is very basic and does NOT mention anything regarding rent increases or percentages. Also she has not increased our rent ever (over 7 years no rent increases). Her lawyer mentioned a €450 increase from our current rent of €850 (yes its a liberalised lease).

My question to you are the following:

1) Is she legally obligated to provide me proof that she has the banks permission if I ask her?
2) If she does not give it to me, can I get this information from the bank?
3) Is there a "legal" way to use this information to prevent her from increasing my rent?
4) What method do you recommend to keep her from succeeding in forcing her new lease agreement on us?

Any help would be very much appreciated.

Hi,

I will stay in the Netherlands for 2 weeks and I have a permanent job contract. I'm planning to buy house and settle here. I will stay in a house with Airbnb for 3 months, later I will buy a house with a mortgage. With Airbnb I've no registration for the house, tomorrow I will have the BSN and I will open the bank account.

Can I buy house without a residence with only BSN? Or I have to rent house for long time before and have it?
